Once a quarter we publish what our own booking data says about short stays in Melbourne. The first report covers the 2025-26 financial year, month by month.

From our booking system and NightlyIQ, read 27 August 2026. The report sets out how it was put together, and what it does not claim.
Why we bother publishing it
Almost nobody publishes a whole operating book with the labels left on. We do, because the numbers only mean something with their limits attached.
Our own book, not a survey
Every figure is read straight out of the system that runs our 83 properties. It is one operator in one city, so it is a detailed read on Melbourne rather than a picture of the whole market.
Revenue, never profit
Dollar figures are gross booking revenue: what guests paid, before rent, cleaning, platform fees and everything else. We don’t publish margins.
Dated, and revised in the open
Each figure carries the date it was read. Refunds and alterations move history a little, so a number without a date is not worth much.

Writing about short stays?
We can share numbers from the report, and Jordan, Terence and Stanley are happy to talk about rental arbitrage, short-stay rules and pricing.
