BNB Success programs: how to work with us
BNB Success is a Melbourne-based short-stay education and technology company founded by Jordan Pham, Terence Mok and Stanley Ma. We teach Australians to run Airbnb properties on leased property, without owning property.
You take the Mentorship and do it yourself, with us checking the work as you go.
The BNB Success Mentorship
An Airbnb mentorship for people who want to do it themselves
You find the property, sign it and set it up. We teach you how, and check your work as you go.

What you get
“They pretty much already set everything up for success... I followed every step and within a week I was live”
Alpha Asibo
The course
Six modules on Airbnb rental arbitrage in Australia: how short stays work, finding a property, furnishing it, listing it and running it on systems. Read the guide to rental arbitrage in Australia.
Three live calls a week
With Jordan, Terence, Stanley and our coaches. Bring whatever property you’re stuck on.
Your own mentor
A private chat channel with them, and six one-on-one calls.
Our software
The members’ app, with NightlyIQ for pricing. See it.
The community
Where members ask questions and post their wins, like a first lease or a big weekend.

Taught by people who still do it
BNB Success still runs 83 short-stay properties in Melbourne. When something stops working, we see it in our own bookings first, and it goes into the next call.
Jordan runs most of the live calls. Terence built the software. Stanley worked out the furnishing method you’ll follow.
What you’ll need
“It’s about discipline more than motivation.”
Jordan Pham
About $10,000 to $15,000
That covers the bond, some rent in advance and the furniture for a first property.
The owner’s OK, in writing
And a building that allows short stays. We’ll show you how to check your state’s rules before you sign anything.
A lot of calls
Josh and Glenn, a father and son, made 100 calls for their first property. Tonima kept hearing no from agents, then found hers on Facebook Marketplace.
Five to ten hours a week
While you look for your first place. Once it’s live and your cleaners are sorted, it’s an hour or two a week per property.
Some patience
Half the members who’ve told us how long it took had their first property within a month. Jayati nearly gave up, then found a property in two weeks.
One other option
Mention it when you apply and we’ll go through it on the call.
Lease to Listing
For landlords. You own a place that’s rented long-term and want to know if it would earn more as a short stay. We help you work that out and set it up.
FAQs
What is the BNB Success Mentorship?
The BNB Success Mentorship teaches you to run Airbnb properties on leased property. You find the property, sign it and set it up, and we check your work as you go, with live calls, your own mentor and our software, including NightlyIQ.
Can I run an Airbnb in Australia without owning property?
In many cases, yes, with the owner’s written permission and a building that allows short stays. We show you how to check your state’s rules before you sign anything. Read Jordan’s guide to rental arbitrage in Australia for the detail.
How much does it cost?
It depends on the program and how much help you want, so we don’t publish prices. You’ll get the full cost in writing on your call, before you commit to anything.
Can I do this with a full-time job?
Plenty of our members do. Yen is a property manager and a mum, and got a new property in five weeks. Parag is an engineer and a dad with a full-time job, and his first property is now live. Jordan’s advice is to ring agents on your breaks and do inspections on Saturdays.
What happens after I apply?
You book a call with one of our team. They’ll ask a few questions about you, walk you through how the programs work and tell you what each one costs.
Is the software included?
Yes. Every program comes with the members’ app and NightlyIQ. You can’t buy them on their own.
Start with the free training.
Watch it first. If it sounds like you, apply and book a call with our team. We’ll talk through your budget, your time and which state you’re in.
