NightlyIQ started as something for our own properties. Every night it compares each listing with a few hundred similar ones nearby and tells you what to change. Members have had it since June 2026.

What NightlyIQ does

It tells you what to change. Often the answer is to leave things alone.

This listing is 24% cheaper per night than the 350 two-bedroom listings around it. It’s still earning about the same over the next 30 days, because it’s fuller. NightlyIQ calls that on par with the market, and says no urgent change is needed.

Why the unit upstairs can earn more than yours

Two apartments in the same building, same floorplan, same furniture. Over the same nights, one earns more than the other. We kept seeing it in our own properties.

The difference is the listing. One has 40 reviews and books three weeks out. The other is new, has nine reviews and books inside five days. On a big weekend the first holds a high rate and still fills; the second only fills if it prices low early or discounts late. A market-average price is wrong for both.

So NightlyIQ prices each listing on its own, against its own comparables, and checks again every night. Members learn the same method in the course.
